The Mandate

In the Grundvigtshus project, Quantum is acting as a client advisor, providing comprehensive project and cost management services across several critical areas.

We are responsible for establishing a reliable project delivery strategy and defining a clear procurement route. Following a meticulous assessment process, we recommended the implementation of enabling works to mitigate risks during the design phase. This involves defining the scope, managing the tendering process, drafting contracts, overseeing the contractor, and administering all aspects of the contracts.

In the budget management area, we established the initial budget for the main project and refined it as the design progressed, applying value management techniques to optimise costs while maintaining quality.

We have also taken on certain responsibilities related to managing the design team, including tendering, procurement, and ongoing oversight to ensure the project meets its requirements and timelines.

As strong advocates of transparency, we have assumed reporting tasks for both the enabling works and the main scope of work. These reports facilitate effective communication regarding progress and the current cost balance, serving as a tool to identify potential risks and delays.

By taking on these responsibilities, Quantum ensures the project is delivered efficiently, within budget, and to the highest standards of quality and sustainability.

The Challenge

As a building with a rich history located in a protected area, the project presented several challenges that needed to be addressed even before the design phase began. The available plans and expertise did not provide all the necessary answers, leaving many unknowns that had to be faced by everyone involved – from the client and the design team to the contractor.

These uncertainties created a lack of clarity on how to proceed, obscuring the vision that, in large projects as this one, is expected to be crystal clear.

Quantum's Execution

Considering the age of the building and the multiple unknowns the project faced, Quantum recommended commencing with an enabling works package. This included the demolition of all non-load-bearing walls, ceilings, floors, and electrical and plumbing fixtures.

We recognised that these works were crucial for identifying key environmental and structural risks before the design phase. Subsequently, a design and engineering team was procured to secure the building permit and develop a tender design.
